Makes it a lot harder to be "the decision maker" and firm when needed if I can't even remember my own lease.That said I disagree with those clauses, however a quick perusal of the Michigan landlord tenant handbook says it is legal in your state for a tenant to agree to such a clause.

We are looking mainly for tenant occupied homes or homes that may need minor rehab like pain, flooring, new doors etc to make rent ready.

I ran out of time doing my own deals, having a home life that I narrowed it down to just one REIA,  GaREIA...They have a group of experts who meetface to face Wed's at 10am, a google group where contractors are refered called Deal Makers google group.

Nothing wrong with getting deals from other wholesalers, if the numbers are right, they are right.As for Banks, the trouble is your really not dealing with the true decision makers, they have distanced themselves from the day to day action.

Benton Harbor is one that I would be a bit careful of, but they MAY be recovering, have a great location, plus there is a guy out there that make really, really excellent mead (yes, as in Vikings).

Both times I called my agent and they handled everything start to finish without me lifting a finger.) in one case they actually sued the supply line maker, settled out fo court for $15k and they refunded me my deductible and took the $20k loss  I carry $5k deductibles as I don’t plan to make a claim under $15-$20k.My average premium is around $600/year for $270k properties with 300/300 limits (the umbrella requires those limits this year, I hear they’re going up to 500/500 next year.)
