I am reminded that the Phoenixville code inspectors -- who come around each year -- look askance at the use of portable space heaters by tenants -- mostly bc of the dangers of tipping, damage to cords, and fire hazard from folks trying to dry damp clothing on them.

No couches, no soft chairs, no clothes closets and no brand new cars with the exception that I did buy my wife an $80,000 Mercedes SUV about 7 years ago for a present and today the car has less than 2,000 miles on it because she doesn't want to feel like she is showing-off to her friends and our tenants.

We added a bathroom and closet and they will (grudgingly) paint the interior of the bathroom but that's it...attached a photo of added closet - they left a bit of a mess.

(I have nothing against either, but his entire unit is filled with empty vodka bottles so it makes me wonder) Also during the inspection today a giant cat ran out of the closet and the tenant replies "I hope you like animals!"

I've used several over the years and have always ended up with a problem, e.g. 10 yards short on a foundation, bathroom remodel due to a water leak that I had to fix because it leaked again, closets rearranged and I had them put back but ended up with the light switches in place but no lights because they're covered over, etc.
