It's just semantics.Plus when you see a GRM around 50-200 it's definitely monthly because annual GRM's around in the single digits to low twenties usually deending in area.Plus on residential appraisals for properties appraisers use monthly GRM too but like i mentioned above I have my own reasons I use monthly.

Sorry, but if you're looking for specific lenders you'll need to post in the Marketplace.Private lenders are going to be in the high single digits for interest rates.

Although the majority of commercial lenders do limit their lending to 75-80 LTV, there are programs that do allow for 90-95 LTV/CLTV and could effectively extend your purchasing power/leverage (downside is that the rates are in the high single digits/low double digits, requiring a healthy cash flow for it to make sense).

We had the inspection done on the property (15-unit apartment complex)We did not go to Texas for it, but the realtor accompanied the inspector, and we received a full report complete with digital photos.
