I think the sweet spot is to find a family that isn't in the position to become actual homeowners in Solon but value the school system  ebough to rent in order for their kids to have that educational opportunity.With all that said;Who is actually flipping in the A neighborhoods of Orange, Beachwood, and CF school systems?

I was a tenant once, too, and i remember how much I hated the landlord. every tenant hates their landlord with a burning fire, but when you meet with them they are so sweet and cooperative.

The sweet spot is probably the $1000-$1200 range, above which there are diminishing returns in the amount of rent you can charge for higher quality homes.Most foreclosures in the $60-$80k range you could probably get between $850-$950/mo, but as an investor you obviously can't pay more than makes sense with the numbers.
