From my informal survey - I start up the Roku and Netflix at each turnover to ensure everything is working - I’m guessing one in every three or four guests actually watch something.

@Russell BrazilWhat the CPI measures is owner equivalent rent which is a survey that they give homeowners that asks them what they think rent is if they were renting out their home.

Thanks for all the input.As for paying taxes on the property, its part of our yard and so we have of course been paying the property tax right along.I'll go with pulling old fence, marking the actual line with survey flags and giving neighbor a copy of plat and deed, and only hiring surveyor if I cant find pipes on corners as per plat and/or if neighbor objects (gotta figure out how to use new Harbor Freight metal detector first--its very well rated.) 

On a subsequent survey (20+ years later) the hangar was centered on the two acre original planned site and the property line of the one acre piece actually deeded over was literally down the center.

A good question to ask a survey company.

@Tanzeela Qureshi,to give you an idea I paid $1200 to get a parcel surveyed and platted in Southern UT.

you probably have done a market survey to see what your competition is charging then you would probably need to give some free rent to get going but once your up and running should be a nice project..

Don't forget costs for plat surveys and annual taxes/fees.

I did a survey of park rents in the Gettysburg area and the average was about $350 a month, some over $400. 

This involves the survey, the writing of the covenants, and obtaining the right insurance.
