The few I have spoken with (as of last fall anyways) either aren't familiar or won't do it because of new Michigan laws.Too many people pulled scams so complete disclosure is a must (which should be anyways) but also, to help prevent the scenario of fraud, even with an assignment contract, Title companies have seemed to stop doing the closings for this scenario.

The last time I used CraigsList and Postlets, my prospects and I were seriously scammed--one prospective tenant almost transferred money to this guy who said he owned MY house and was offering it for rent cheaper than I was.

This has gone to court in my area, and granted, it never came out until some investor squeeled and cried, but the company/investor/ scam artist, was nailed every time.I think sending an invitation to a group of attorneys might be a really bad idea.The regulations exempt sophisticated investors, those with a net worth of 1M or more I think is still the cutoff.

They will be caught as the recorders offices will also be involved with state departmentg of finance/bank regulators overseeing these deed-in-lieu-of-foreclosure scams.

And that was the time when I was serious scammed by an unethical wholesaler and it's set my investing back years trying and sort it out.Mark Ramsey is right, the wholesaler probably had some pressure to meet a deadline, but if you were feeling that there was something more going on, or that he wasn't completely trustworthy, then he probably wasn't.Never ignore your gut.

Just a "what I'd do" a quick call.Since the money laundering laws have been adopted banks have really tightened up on security and information, I assume a clearance call can still be made, it's something I'd try to see if she was trying to scam me.
