www.dsnews.com used to have a nationwide book on personal property disposal laws state by state.I can't find it now it's been so long.Giving up the keys means nothing.They could have another set.Some just change the front door and that's it.If you are going to change locks change all the doors front,side,and back so the tenant cannot re-enter.Every state is different in laws.In Georgia if over 500.00 of property is estimated or it's close the attorney for the lender we were being assigned the REO for would do eviction.If accessed can't be gained to inspect the whole place and determine contents they would evict.If you don't you will get sued claiming they were storing priceless valuables.The former homeowners do it to the banks all the time.Usually it's the idiot property preservation companies that don't follow bank protocol and empty anyways.The bank insurance covers these stupid mistakes most of the time.You always have in the contract that the deposit will NOT count and CANNOT be applied to last months rent.This is common for them to try and do this.

Given the shortage of house supply nationwide and the consensus that interest rates are coming down from, I'd say the market is about the heat up.Some say we are coming out of the housing recession and about the start the next 10 year cycle.Real estate is a long game, I regret not buying every house I could every single year for the past 15 years.
