@Harsh Singh its all about not paying to much and building a margin there that if you have some vacancies the property will still cash flow or brake even.

It was so unbearable to sleep in the unit that I woke them up at 11AM.I think I was of this mindset before about if I threaten somebody they will jump, but now that I'm mature enough to step back and see problems differently I go about things without drama and heartache.

I haven't done it yet, as we are working on other repairs and upgrades while I sorted out the drama with the previous rental manager, and right down to the wire, getting their deposit itemized and portion returned before my deadline was up.
