It would be better to have a nothing, or at most simple one-page website saying "coming soon" rather than have a half-constructed site with sample text.

Appreciation in real estate about keeps pace with inflation (assuming large samples over diverse geographic areas), so the average real estate investor makes no money from real estate based on appreciation. 

It is much easier and safer to order a gallon of "Dolphin Grey" than to get a small sample for them to color match that may or may not match well for patches.

When my wife and I purchased our house, we hired an independent mold consultant (not a remediator) to come in, analyze, and take some samples which were then sent to a lab.

Sample criteria would be at least 30% equity, owned for over 4 years, house type (single, multi etc), target area, and possibly assessed value.

Then you typically go back to the office and upload the pics and fill out a report similar to an appraisal but not as complicated.These are ordered for samplings of bulk loan sales, PMI drops, refi's, insurance claims, regular sales, REO pre-lists because banks don't trust the actual broker/agent for a value, etc.The BPO's generally state no contact with the borrower or owner etc.I have seen instances where you have to turn the report in by a certain time.

Overall, my Section 8 tenants have been better than my other tenants, but that is a small sample size.
