My Dad went to Alaska for a fishing trip, and brought his .45 handgun.

Great fishing, great golf and many (short) flights from the US and a very large new airport and convention center.

You can build and make money but there are very big fish already crushing that area. 

While Fannie and Freddie are big fish, they are not government agencies and I can't say if they are playing games or not.

If you put out your own "we buy houses" signs then sellers will contact you.If you put a fishing add on craigslist like "fixer upper on discount- must sell" buyers will contact you (just say that one is no longer available and get their info and find out what they are looking for.

Watch out for the cycle of dependency (you don't want "leads," you want to know where they came from and how to establish relationships -- fish v fisherman).
