I've also got one in CA, and just as everyone talks about strict regulations, our community went to a "no NEW STRs" rule as of 1/1/2022. ... we closed in November 2021....grandfathered in baby!

You will not be able to baby sit the project, and that can be advantageous for scaling out.

With the Baby boomer population hitting age 65 at a rate of 10,000 per day for the next 19 years, Senior housing is poised to be a booming sector of real estate.

And people would still call us babies. 

Most are baby boomers and will need to sell in the next 5 to 10 years or sooner.  

We are doing a major amendment to the Trusts now as I adopted a newborn baby 4 months ago and he needs to be added as a beneficiary and as an alternative Trustee (in case, when he is an adult, the now teens want to pass on the work). 

As we know the baby boomers are reaching retirement age. 

The basic dynamics of real estate across the country are pretty set for the next few years -- too many buyers from the Millennial generation (bigger generation than baby boomers) who are hitting peak buying age, not enough new construction, older homeowners not selling as soon.
