@Doe Winfrey and @Tobey Porter, when people state you should have a "Good" insurance policy instead of setting up LLC's, they are referring to carrying adequate liability limits over your personally named insurance policy.At a minimum you should have $1M in limits.

I agree with the previous comment that said as long as you're paying the mortgage and keeping up adequate insurance, I think the bank has other things to worry about.

Rehabbers like nothing more than closing within a couple weeks of completion.If you're trying to backdoor this and get it on the cheap before adequate exposure--particularly if your market is competitive--you won't get very far if the listing agent is any good and the sellers are confident of their asking price.Good luck.

You'll need to look at lawyer sites, law school sites, to get definitions and types of the basics in contract law, I have never seen such adequately or correctly and sufficently addressed in any RE program but have seen misinformation.
