Can someone clarify Texas tenant laws?

Howdy folks, 

I am trying to understand tenant laws better in Texas. I am trying to establish a community that has long-term rentals, rented out on a weekly basis. If the "guest" is there for a certain amount of time do they then become a "tenant"? Operating a lean model which can't afford the whole 60 day process of eviction. Needing to fall under the 5 day warning like hotels can issue. Also have a friend who lives in NY which I understand have their own laws, but she had to go through a formal interview and application process for her to purchase an apartment in a NYC building. Isn't that screening or illegal or something of the sort? Can we do something similar here in Texas? 

If anyone has any adequate resources, it'd be greatly appreciated.
