It's so artificial that a judge in one of the district court of appeals once called it "The legal fiction of the 1031 exchange". 

Furthermore, any intelligent home buyer is going to inquire as to why three turbo charged sump pumps exist in the basement (I imagine they're pretty obvious). 

I have software skills (Artificial Intelligence, Machine Learning, Data Science, etc) and I was looking to leverage them to do some jobs for those who are looking for an extra data edge on their property analysis.  

When working with an intelligent financial entity they will understand, yes they will want to see the books and when you can show them the full accounting they ignore that last line as they know it is for the IRS and not them.

I do lot of heavy intelligence on calendar booking, superhosts ,etc,etc,Same, for real estate, I check the actual sold listings and compare them to expected Zillow data. 

I bought a property that needed work, moved in, rolled my sleeves up, and got to work ... rented it, bought another ... after doing that a few times, I learned enough to know what to look for, what to avoid, and knew enough to intelligently hire people and had the confidence knowing that I could fire them and finish the job if need be.

everyone knows a corporation is an artificial entity which amidst financial stress can instantly e dissolved without life-impacting consequences... whereas a natural person usually is only dissolved via...
