Would you be better off getting rid of the gym and buying a member ship for $10-$20 a month instead?  

I don't see it as being all grim or the quarantines and shutdowns lasting past end of April if people are distancing themselves as advised.The Spanish flu of 1918 was spread on over-packed ships and train cars that whistlestopped all over the country.

Maybe they don't run a tight ship and Tenants are taking advantage of the situation?

You can into large scale buy and hold and things can get rough if one person wants to abandon ship.

I'm very compassionate to people who are experiencing a hard ship but the tenants have taken it to a whole other level of nasty.

Do many tenants resist it, kind of like people want "Free Shipping" would they expect "Free Utilities" or should I be adding a $50-$100/mo utility surcharge into my future leases on this property?

It’s a mental thing...kinda of like paying $10 for product w/ $5.99 fshipping instead of $15.99 w/ free shipping 🤷🏽‍♀️ lol

They told me that they would ship the bag to the federal reserve and it would be counted there and any adjustments to the count would be taken off my balance (that has never happened), they also said I am the only customer they allow to do this I don't know if that is true, for all I know when I leave they have the 3 tellers that are sitting around roll them in paper... in any event I dump the quarters in a bucket every week and every two or 3 months I break out the scale and fill the bag and drag it to the bank.I also paid $1500 for a MUCH better, new change machine. that DOUBLED my though put AND allowed the quarters to turn into bills.

All I wanted 30 years ago was to buy ten rental properties that gave me at least $200 a month positive Cash Flow per apartment or house, for my retirement when I got off the ships.
