Good debt is debt where the risk-adjusted expected return exceeds (hopefully significantly) the cost of capital, and where your capital at risk is not so great as to prevent you from taking advantage of other opportunities (or ruining your lifestyle) should some unlikely and unlucky event happen.

On the one hand, I've done the work to get the contract and don't want someone else showing up the next day or week offering $1,000 more and ruining off with it.
