how do I build a list of people to send out news letters to without a Web site?

I try to get everyone to pay electronically so I pretty much do a little accounting every month. 

I hate to bring this up, but before you go on vacation, you might box up some of your personal stuff (electronics, jewelry, cash, etc.)

If your local REIA has a newsletter, you can see what types of companies advertise in there to get a more inclusive list.Some others that come to mind are closing / escrow / settlement / title companies, 1031 exchange specialists, self-directed IRA (SDIRA) custodians, list brokers (data services that are used to supply marketing leads).

Another source would be J Scotts website, he offers his business plans when you sign up for his email newsletter.
