You talk about quality of life etc. small town vibe but has airport to get to Seatac  you have the cascades on one side  Columbia river running through it  Lake Chelan just North  its a wonderland.   

One neighborhood may be a good buy and the adjacent one terrible.

All three counties are seeing growth right now, especially Boone County with the increase of business around the airport (mainly Amazon's new facility).

Seems to be in a good area that doesn’t get directly hit by hurricanes as well.I like the Bradenton area since you are an easy drive from Tampa airport since Sarasota isn’t super cheap most of the time but very convenient.

Also, every city here (Albany, Schenectady, Troy, Saratoga) requires that either an owner or designated manager lives in that county or an adjacent county, so keep that in mind. 

I'd state the terms of the lease and have the tenants acknowledge those terms, I'd also include disclosures, that "tenants provide heat/cooling to the interior of the building from the exterior walls of leased space to the center of the building and to the outer particians of common areas adjacent to their leased space".

Personally I would prefer that option vs dealing with airports visiting something 2k miles away for a plumbing contractor etc...good luck ! 

Palm Coast is 75 Min to Jax Airport and 90 to Orlando International Airpor and Disney.   30 minute in either north or south off I-95 you are in St Augustine or Daytona Beach area.  

To keep your other reserves in tact see what you can come up with through rideshare/food delivery/etc...You're in Dallas so it's probably more than you think if you work Cowboys games, concerts, college football, early morning airport runs, and/or late night.
