If you're seeking conventional financing, you won't need the GRM or the Cap Rate, since the borrowers' opinion doesn't count, it's what the appraiser says it is.I agree, knowing the market is key, making adjustments to comps is as much an art as a science and it is only through experience that this aspect is accurately preceived.
