So if they back out just b/c they change their mind, they only receive a portion of their deposit back to reimburse me for the "hold".In my mind, if they really wanted the house, they would have put a deposit down and signed the lease for a reasonable time out like 2-3 weeks.

But, if you have the money and it's up to you to reimburse her what you owe her, after you deduct your rent and damages - that's a much sweeter position to be in, in my opinion.

They're just lawyers who act as small claims court judges part-time normally, and they may not normally practice landlord-tenant law, so if you can print out or at least refer to the correct statutes, it's helpful.But, if you are expected to reimburse the PM money that should have come out of a security deposit they told you they collected - that is money you can sue them for.
