Yes, my lease says it is null and void if I am unable to deliver the apartment,5,  I have rented the truck in my name and the tenant has agreed to reimburse me,  We have agreed this would come from her security deposit.Thanks for all of your input!

So if they back out just b/c they change their mind, they only receive a portion of their deposit back to reimburse me for the "hold".In my mind, if they really wanted the house, they would have put a deposit down and signed the lease for a reasonable time out like 2-3 weeks.

But, if you have the money and it's up to you to reimburse her what you owe her, after you deduct your rent and damages - that's a much sweeter position to be in, in my opinion. 

I filed the paperwork for rent reimbursement and sent it to the Oakland Housing Authority on time.

One last thing to consider, you will be responsible for all utilities whether your tenants reimburse/pay them or not.
