It could be used as a down payment, maybe pay for some rehab work, etc, but I'd be hard pressed to be able to purchase a property for that amount.

Sounds like SF, where you're lucky to get selected if you only give a full price offer with all the strings attached (contingencies / loan).Perhaps previously it was everyone puffing up real estate, but there has been a definite low supply of property, so one would be hard-pressed to point fingers this year.

It's not always the perfect formula, but it'll get you close.If they're asking for $255k, i'd imagine you're going to be hard pressed to get them to let it go for well under $200k, where you need it to be.
