They don't even drug test at the banks anymore LOL 

I have looked up prospective tenants on facebook to find them pictured with guns, drug paraphernalia and outright profanities in every post. 

We have the tenants sign a smoke detector agreement and a drug-free housing agreement.

Landlords who don’t want tenants who are going to mug their neighbors or deal drugs will now be treated as racists and potentially sued.Last week, the Department of Housing and Urban Development issued new guidelines to landlords, warning that bans against renters with criminal convictions violate the Fair Housing Act because they disproportionately affect minorities.In effect, the Obama regime is now outlawing criminal background checks for apartment rentals, even though such screening is critical for the protection and security of tenants and property, and serves a legitimate business need.In a newly released 10-page missive, HUD warns landlords they can be held liable for discrimination if they deny housing over criminal records.

The mom's record came back with an eviction from 5 years ago which she knew nothing about- they had moved out of a bad situation (drug addict living upstairs and stealing from them) and the landlord filed 3 months AFTER they moved.  

@Garrett Diegel I have a lease, smoke detector addendum, drug free housing addendum I can send you, that should give you a pretty good start and you can add or remove stuff. 

Maintenance is deferred and most owners turned their units into rentals, hired property managers who did not care for tenant quality, which resulted in 10 people living in a unit, police coming over, drugs, etc and all the good people leaving.  

But... there are reasons (drugs) that someone would ruin their credit like that.  

We chose these students because they must go through background checks and drug tests for school since they'll be placed in hospital and clinic settings for their rotations.  

Mutilple houses are now drug houses.
