I had to run the heat non-stop in order for the mud to dry, and since I was doing all the work myself, it took quite a while to tape and mud every wall and ceiling.

You need to give notice at the door that you are going to enter for an inspection with usually 24 to 48 hours notice taped to the door unless there is an emergency with the unit.

The only thing about Chicago is that it is not landlord friendly, and there is more red tape to evict a tenant and being transparent that is something to watch out for should that issue come up, there is rental demand there and you can consider using HUD- section 8 there for higher rental income.

Then he didn't do what we agreed on the tub surround which cost me extra money (because it was already done when I stopped by to check out the work and he told me "don't worry it looks good") and then the tile floor he didn't completely finish and when I pointed out what we spoke about on the paperwork, he cursed at me and stormed out.His drywall guy left a hole in the wall, and he said he could finish it, so he started stuffing some newspaper in there and tried taping/mudding over it.
