The area is geographically constrained on west by the Pacific Ocean, on south by Mexico, on north by Camp Pendleton base, and east quickly gets harsh.  

Not only JBLM, but college students at UW-Tacoma, Pacific Lutheran University, University of Puget Sound, and Seattle/Bellevue commuters could be possible tenants.

Regular homeowner insurance will NOT cover non owner occupied, non SFR rentals.You are fortunate to be in the pacific northwest - but NOT within city of seattle boundaries. 

Its near Pacific UniversityMy son manages the 8 plex as he lives in Beaverton, Or and I manage the 3 four plexes and the one 5 plex.

@Doraine Warner we own a Kihei Kai Nani condo (and closing on a Pacific Shores condo) and list it on VRBO.  

Currently in Pacific Northwest, getting away from Texas heat and looking at property. 

Over time, they pay for themselves many times over with items found and fixed prior to closing.I would continue to pursue these items post-closing but have a growth mindset should they not pan out.Keep taking action...we all fail our way to success.
