That's probably taxable to you, maybe not to her if it was her primary and under the capital gains limits, lived 2 of past 5, and doesn't roll it in to another property. 

We traded a new Samsung 3 door fridge, Samsung washer/dryer, and a 60" HDTV for the months rent.

Oh in hindsight it was highway robbery but we were fresh out of school and the place was super cheap to start with so we didn't appreciate that we paid off that terrible washer in about 5 months.

I have a washer and dryer at a 4 unit I own and they are only set at $1.00/load.

I used a small apartment washer and infrared heater/window unit when I lived in mine but that didn't fly with prospective tenants when I moved out, LOL.Just be aware of those but don't let it deter you. 

It was her first and only rental.
