What your proposing is pretty common in places like remote Utah (like on the scenic road between Bryce, Capitol Reef, and Canyonlands) where you can't go to Home Depot after lunch if you forgot the #6 screws.  

In Utah , it is about as long as an eviction so there would be no reason to do the rent to own. 

I just looked at your "Investor from Texas/Florida/California/Utah" and I feel like you should get a deal done on Washinton and New York so that you have the entire US encompassed lol. 

There is some major litigation going on with the bigger utah based companies that are the fulfillment side for Tarek and Christina and the flipping vegas folks.. 

If you want a Utah or Wyoming LLC as a holding LLC, you could do that, but it's just more paperwork.Keep in mind that even if the LLC is in Texas, California requires that it also be registered in California, which is another $800 fee per year.

Salt Lake City Utah seems to have quite a few people moving in from what I've seen while visiting and hearing from others that live there.

I own property in Salt Lake City, Utah and I have a tenant who wants to break a 12 month lease after only 3 months.
