Plus it's so easy to get a deal of MLS it makes it really hard for them to compete imo If you're looking to sell, and it's a deal, there are people looking to close in a matter of days who pay cash. no shortage of buyers ;) 

That's a contentious topic and there is no shortage of divergent opinions.

Partly because there are shortage of housing here and driving up the rent.

They never have a shortage of tenants!

On top of that , i saw there was a shortage of inventory.

There is a shortage of rentals in the 55+ areas of Sun City Anthem and Solera, but I'm not sure about the others.  

There's more volume in the city for a wholesaler and no shortage of buyers who will take those deals, however if you can find deals in the areas you mentioned, they will go quick. 

There is a huge Real Estate shortage in my area.

I do not foresee housing prices coming down in any significant way in the long term as we still have a large inventory shortage.
