If a seller is willing to carry a lender will often allow it as that reduces their risk in the deal, if they can get a seller to take a significant amount, that seller may step in and pick it up so it's almost like getting some padding on the back end. :)

@Glen Hark, i think now they have the slate finish or a couple of other SS finishes which emulate brushed nickel texture. and yes, your biggest enemy is dents, then a scratch pad (just try to get after tenants that scratch your SS appliance, since it's still functional....)a different approach could be: check your market what is used, then step it on one notch in wow-features (kitchen and baths sells/rent homes; you have to wow the lady/head of the family)-edit: also Memorial Day is close so maybe you can get less than $400....

It seems to be a better idea since we’re in a buyers market, since the house needs extensive updates, since we can avoid the expensive realtor’s commission (please no comments from realtors preaching how nice it is to pad their pockets with a commission), and since we need to sell the house quickly to avoid foreclosure due to my uncle not being able to pay taxes or even utilities.

@Russ Draper Parks have empty pads because it costs $30k for a new home or $15k after moved to fill a pad, assuming the $$10k of infrastructure (septic, water, power) are in place.

Also, you can put in a cheaper carpet, or skip on the padding (With the landlord permission of course) you can also try to negotiate the landlord's participation in the costs in exchange for a extending the lease for a longer period of time.

We have used tile (works best on a cement pad); an overlay decking that comes in squares like tile and rubber mats over painted deck.We inherited artificial turf ... didn't really care for it.
