That said, I am not a lawyer and I didn't stay at a Holiday Inn Express last night. :)I would ask your real estate agent, the agent would have provided the purchase contract that should have a clause about being able to obtain financing.

The only variable out of the three you mentioned that can be expressed in percents is vacancy.

The BP calculator expresses 1-2%, but I have heard more like 3-4% to be on the realistic / safe side.

I expressed the need to raise rent given higher interest, taxes, and the need for improvements on the property (roof and decking need replacing).  

Maybe express the "variety of reasons" and excuses that have prevented you from getting started.

We had an investor express interest, but he has never invested in real estate like this and got cold feet.

While some have expressed interest, it is a rather costly investment to put one together, and our books are quite lengthy, which would add to the cost.
