Be willing to adjust goals as life dictates.

Like much of what @Caroline Gerardo and @Andrew Postell said, your options are going to be dictated by loan terms (how title is held and by whom).So find a local lender in the market where you intend to buy and be open with the lender.  

I would not agree with letting the neighbor dictate what happens on my property.

The credit report is NOT what dictates what your obligations are. 

That’s what the market in that area dictates so that’s how it is!

She rented the property as is and should not be dictating changes to it unless something breaks.

@Shiloh LundahlI think you have been on here too long to (wrongly) think you own this forum and have gained the chops to dictate who can post and what they post.

I'd like to show them the marketing budget which is the major part of obtaining deals then the strategy will go in accordance to whatever the deal dictates whether its a buy and hold or flip or listing for our agent....  

In my opinion the market dictates what you do with them and right now flipping them is all we can do.  

There is no wrong answer but the hold period dictates the importance and relevance of specific return metrics which are then driven by specific underwriting assumptions.
