Jerry W.I truly understand what you are saying and thank you very much for the argument against my idea of a niche for rentals. my arguments is: 95% of sex offenders will not brake a law again, 85% of sex offenders that did have physical contact knew there victim either direct family member, relative, friend, etc... so 15% was stranger via. a park, beach, internet, etc... those are the statistics that i read and can prove just like the low recidivism rate that i already proven. also not all sex offenders are pedophiles (attraction to pre pubescent children).As I said i would screen the tenant. if someone finished there sentence 5 - 10 years ago and have not committed another crime, I truly think that person would make for a great long term tenant as I'm sure it is very hard for them to find a place to rent.Sure there are pro's and con's to this but using this niche market to rent to i should be able to obtain the top or close to it of the avg. rent in the area.

@Zach Schwarzmiller  I have one of my managers running this down... this MHP I bought is a total reposition play were I am taking out virtually all the existing POS mobiles right now so it might just be as easy to install new pedistals and meters.. we are going to put in 8 RV pads as they bring in a pretty nice chunk of change.this one was a challenge full of tweakers.

One thing i have read was for example your client needs to sign a contract and is not in front of you, you can create your document and send it to your client to sign using docusign (correct me if im wrong taz), however if you tried to do the same thing with RE dashboard in order for them to sign it they would need either a tablet pc or a signature pad.

It seems that fabrics are very easy to get stains and my cleaning crew had to use fabric cleaners, scotch pad and steam cleaners to remove the stains.

Don't make fun of me when I say this, but I am currently at the moment not up to dealing with wearing many hats, like dealing with title companies and attorneys to make sure that all contracts are compliant, hiring inspectors to check if there are any hidden issues with the property, making earnest money deposits, getting appraisals, dealing with people who back out of contracts, and sometimes having trouble braking even.If I were to work in a sales agency dealing with fixer uppers, I can have an on-staff transaction coordinator, a little less of the unseen details to deal with, and something that is more straightforward to deal with.
