Assuming that you pay rent on <Month #, 2020>, we will also return the prorated balance of the unused rent for <Month>.Please be advised that if you should decide to remain for the term of your lease, excess traffic will not be tolerated, additional occupants MUST successfully complete a background check and be added to the lease, the security cameras installed outside without permission must be promptly removed, and we will deliver a formal notice to cure.

The note language may/should allow for them to pay the back taxes to protect their interest and then that amount can be added to the amount owed by the borrower to your grandparents.

@David Freeman I would recomend the Broad River/Bush River be added to the avoid list.Olympia is older homes, heavly lower income, and college frat houses.

@Mary MarchIf you were to setup an IRA with $30K, you would not have enough capital to qualify for a non-recourse loan in the name of the IRA to purchase a $117K property.Non-recourse lenders typically want 30-40% down, 10-15% in reserves and they want to lend a minimum of about $50K to make it worth their while.If you were to take a distribution you would pay federal and state income taxes on the $30K, which would be added to any income you have for the year and taxed at whatever bracket that results in.

I have used the solid core vinyl "click" together type and if you need to you can replace a plank right in the middle of the floor - you just cut the tongue off with a utility knife (by cutting straight through along the edge) and drop a bead of glue on the new piece going in.

Only thing I found odd was he keeps saying “as is” even though I’m very clear that was my intention and then he called me after we finally agreed on a price to let me know he was an inactive agent and would be adding that to the contract.

They stated after the 3 years when a tax deed is issued, if the owner tries to redeem the property it will be through me so the overbid will need to be added to the cost for the redeeming party to pay me.
