I'm not sure  that i've ever met a successful or wealthy person that had never capitalized off of others lack of knowledge or misfortune.

There are all different areas depending on your interest,  if Cash flow is most important you can look differently then if long term wealth is your goal.  

Occasionally I would see an abandoned house come up for sale there and thought to myself it would be such a great place to drive an improving neighborhood but this was pre-investor Dave and thought that was only something companies or the wealthy did. 

Another idea would be to lean towards the equine piece and cater towards often wealthy horse owners that may want to stay in a cabin and do trial riding.

Don't know if that's an actual truth or if I am misremembering or if it's just the fact that I see things differently now as a wealthy man today vs a poor kid in the early 90's.
