Yes and it's about 98% because of BP.  1% from books and the other 1% is attributed to networking and learning the local market from other investors, realtors, and research. 

In 20 years, we never needed to call our insurance for that, however.We attribute that to NYC being in a sort of area where Natural Disasters do occur on rare occassions, but not as frequently as say, Houston or New Orleans, the Carribean, etc.

I like to apply the billboard effect, creating a listing on all the major platforms so people can find you, laying a way to capture return business and always look for ways to stand out from the pack.

It will really make it stand out from other rentals and more quality renter will want the property.

Also if you’re in a lower class area that’s having issues with crime, in my opinion a house keeper required for the property would stand out.
