The trustee sale inventory is pretty low as well at 901 for Maricopa County as of this morning with these 901 loans attached to properties (some 1st, some 2nd liens) being auctioned over the next 90 days.I would never presume to know if, or when a market correction is going to happen.

I presume you are saying "yes" to the 3 lists in 3 counties means you need 9 numbers, but what about the other part?

Presumably, she went to a doctor but is unclear communicating to the PM what "type" of doctor and cannot produce any documentation that shows whatever it is she has AND that the home is the cause.I told the PM to have a professional mold restoration company go out to the home and do what ever testing they need to prove one way or the other.

If I'm understanding this correctly, you buy a distressed property on the cheap (presumably with cash), rehab it and average 50% increase in equity, rent it out, then do a cash-out refi.

I did throw in some guesstimate numbers for presumed purchase costs, but would like to get into this property with as little out of pocket dollars as possible.Provided my assumptions are reasonable, I'd like to make an offer, and then confirm the deal by completing MH Park due diligence to verify the assumptions...but that's for another discussion thread!
