I've hosted countless doctors and nurses over the years, all willing to pay a premium for a furnished and convenient pad without a long term commitment needed.  

I do small things because it would never get done in my mom's unit.I ripped up all the carpet and padding and a million staples and tack board.

I think I'd like to look into when the carpet needs replacing to remove all the carpet and pad and tack strips and stain and polish the concrete floor, now that would be pretty indistructable.I've seen stained, polished concrete floors in high end units, one was $1M+ and they looked great.

The reality is a LOT of tenants have pets and it's part of the business.If the owner works a lot having scratch pads that hang from the door and other scratchers they can lay on and claw with toys attached will help keep them off of door frames, and carpet, and furniture etc.

Smoke smells are hard to remove, so tenant pays for walls and ceilings to be repainted, HVAC and filters to be professionally cleaned, all surfaces to be professionally cleaned, new carpet and carpet pad.

In expensive area like Northern CA they will install as low as $2/sf with pad and labor included.

Two days of cleanup and we only have the master carpet/padding to pull out.

Always find myself getting no’s unless it’s a tiny 10 pad park with well/septic.

Now for water , sewer , electric , roads , and sites ,and all the site work  it was $75,000 per pad .
