Then vegas has a little more entertainment and food options and your income would be state income tax free. 

They call it the new Woodstock because the are starting to see fast growth in the area due to affordability, outdoor living, and new entertainment in the area.

Seller financing is a beautiful thing if you can find someone willing to entertain in, my market is full of old timers ready to retire and be done.. most don't want to deal with payments unfortunately, even if it results in them saving handsomely in the tax area.  

Yet, I've done it in the quieter part of town and avoid the "entertainment district" for many reasons other than drug related.

Westchester and Sweetwater are also nice areas that have some 2-4 unit properties, though you'd be farther from a lot of entertainment options.

I focus my attention on complete neighborhoods with at least a small business and entertainment district.

Close to entertainment like bars or resturants or other things?

If you have time look at the options that are less expensive but more time intensive, I would entertain those options and be persistent in the areas you are concentrating on.

In my experience in buying single family homes, it is customary for the list broker/agent to entertain an offer only if a pre-approval letter accompanies the offer.
