Hi Paul,Orlando is a great area to invest, rental market is good, and we have such as diverse rental pool of people from all over the world.

I would be considering markets with job growth and modern/diverse economies.

You want to get a diverse and accurate sampling.

After that, look for metropolitan areas within those states that have growing populations, growing jobs, good incomes, have a high labor participation rate, with modern/diverse economies and industries.

Markets with growing populaltions, growing jobs, modern/diverse economies give the best opportunity for appreciation and increased cash flow through rent increases.

When you have that much money you want to invest it in something that has some diversity So if you didn’t want one asset a fund or REIT (which is a fund just with different taxation rules) offers you better protection.

All 3 of these markets are very affordable, have good diverse economies and industries and cash flow well. 

Moved here to attend the University of Texas and never left just like most other students here.Austin is very diverse and has a great vibe. 

Finally:  if you are diverse in REI it shouldn't matter whether the market cools down or become hot.

The diversity in employers is amazing and it leads to that stability.
