@Cynthia Lee it depends on your state and local laws.Here in Michigan, we can accept partial rent payments up to the Writ status and have it not affect the eviction process.

Not going to kill it on the rental income, but if you sell it subject to, there is a lot of equity.

I used to move like $100-$150,000 per month on np notes.

gotta echo the sentiment for spending some time on the ground even if a small amount on the front end. 

I would at least recommend you have them shop a policy for you.One thing we did note is that with hail damage to roofs, they seem to be decreasing coverage/increasing deductibles on that if ever needed.
