Hey @Clayton Jeanette, I'd shop around, there are very widely varying terms in HELOCs since they are usually held in house by banks.

Set your travel boundries first... local, regional, state wide, multi state, etc. 

It is much more of a working-class market than Santa Fe, where historically the market has offered a wide range of housing, from entry level to luxury homes, most being in suburban style neighborhoods and large developments.

It's not city-wide here in Cincinnati.  

Last time I did this I need a 20' wide road with street parking on both sides, sidewalks, curbs, etc.

There are a lot of sketchy people living as roommates, so you want to cast a wide net, screen carefully, and be patient.

Location, property condition and amenities can cause a wide range of rental rates for similar layouts (2 bed 2 bath for example).

The zoning is RS3, so we'd have to wait til ADUs are allowed city-wide + dig down to meet the ceiling height requirement if we want to make it a third legal unit which is not something that financially makes sense right now.  

It's going remain among the most in-demand cities world wide owning some land there is a really good bet, but you still want to be diligent and appropriate with how you enter.
