So I would do what you can to scrape up the money to get legal help OR if your name is on the properties then drop the price to sell them so they cover the mortgage amount and walk away.Look at it from the perspective of what is it going to cost you to litigate versus just get out now?

To add a bathroom in the hood versus the primo areas is about the same cost; the return is completely different.I buy most STRs full cash, and re-fi out with under 30% in LTV.

You should also add 1-2 months of lost rents due to repair time and marketing to find a new tenant, and your carrying costs (prop taxes, insurance, utilities, mortgage, etc.) to this amount.How many months will it take you to recoup that amount via the higher rent amount versus whatever increase the current tenants agree to ($1150 - $825?)?

If a bank chooses to lend on the POH value it may be at less favorable terms than the land value (10 or 15 yr term versus 25 yr for example).
