My only advice would be make sure you visit a good amount in the beginning.   

The lender will get caught when the consumer cannot make their monthly payments, and the consumer visit a lawyer to see if the lawyer can help them save their home and then the lawyer will look over the paperwork, and at that time will see the lender should have never made the loan, and now a lawsuit is file, and the feds get involve, and everyone set back and see if the feds make a sample out of the lender.

Visit a few houses that the low bidder has done the work.

I recommended another thread that you visit a hundred houses that would be your competition.

I’m from Texas, looking at Boise as one of my top investment targets, and I’m headed up there in December to visit a good friend who just recently moved there.  

Maybe you have family or really good friends who live there, or it's a place you used to live or visit a lot.

I went to visit a few houses last weekend and you really have to go out there to get a feel of the area/houses.

These conditions or obligations include without limitation the requirement that the recipient attend a promotional activity or visit a real estate site.

Also, you can visit a few mobile home communities to see if there are any other investors working on projects in those neighborhoods.
