I hear that the same can be said for phone calls - and after a brief surge in text response that too is starting to be ignored.So, while a continuous campaign funded at a fairly large level (top wholesalers spend $15,000 + monthly on marketing), the trend is that people DON’T want their personal space and sanctums violated by advertising.

Our relationship with them is not ideal, we have already had to serve them a cure or quit notice earlier in their lease term (approx. 1-2 months after moving in) due to multiple, egregious lease violations, however because they “cured” the violations could not proceed with evictions.

Unless they are in violation of the lease, you can't evict them.
