I’m a full-time sales professional at a global GSI, so I’m seeking relatively efficient strategies.Has anyone successfully used cash-out refinances, 1031 exchanges, or other equity-based approaches to boost income?

Based on the continuing research, wholesaling property wouldn't be the right strategy. 

I'm based in the southwest and I currently have 9 units and I am currently helping 3 investors for MTR at this moment. 

Based in Tampa, I have a lot of knowledge in Pinellas County rules and regulations as well as best practices/highest returns. 

The real power of single family residential comes with stable, consistent markets that chug along, have good rental base/demand and growth potential. 

I have not started looking in those markets yet, but based on everyone's great input on here I definitely will now.
