Do the proper due diligence on ARV, estimating rehab costs, closing costs, holding costs (to name a few) and you will have a good idea on what the purchase price should look like.

So the idea of doing this all from afar is a bit daunting, however, I know the most important thing here will be to create a great team and outsource as much as possible.I have set my sights on a couple of different markets being in the Southeast and the Midwest; these markets seem to provide the cash flow I am initially interested in generating to value add to the properties I purchase.

I liken it to the "cash value life insurance for retirement success" or "invest in crypto to become a quick easy millionaire" ideas. 

Do you stay at the sketchy looking log cabin for 300/night or do you go for the super well done cabin with a pool table, sauna and hot tub for 450/night - oh and they have a ton of reviews and listed as a super host.if you want to have steady cash flow and steady returns to INVEST into real estate then ditch the idea of MTR and STR and get a LTR in a decent areaIf you want to own a business than go for the STR or MTR model.

I can think of probably another 100 questions, but you get the idea.  

It'd be a good idea to work with lenders who have found their niche working with investors.
