Out here, it is my understanding that if owners redeem their property by paying the overdue taxes within the time allowed under state law, you’ll get your investment capital back, plus the amount of interest allowed in your state.

I definitely think it’s understated in some markets.

Many over state the ARV and under state the reno costs leaving you in the red when you get into the project. 

This cannot be understated.

This must be done with a special deed of trust provision as a means to avoid the foreclosure process...IF such arrangement is allowed under state law.

Even the "good ones" I have worked with, understate the anticipate Reno costs and overstate the ARV.
