@Julian Pilate-Hutcherson We work almost exclusively with OOS investors and it's a mixed bag...I sold 3 MF properties this month to folks that have never been to the state...and I have another set of clients that have been in the market for months and make routine visits to the city...I think it has a lot to do with comfort-level...truth told, we can leverage technology and get every possible detail on the table for review to make a pretty informed buy/pass decision...combined with an inspection and appraisal, there is really no need to be here in person looking at deals....

Then it became apparent the irrigation nozzles were routinely spraying water against my house and subsequently that this water was getting in - carpets were damp coming through from padding below.After checking pipes etc with a couple plumbers who found nothing wrong with any pipes in summer and fall 2017 ...

If they want more, let them ask.By the way, you should be keeping updated rent roll and income statements for your own use in managing the business even if they don't ask.If you're at all uncomfortable doing that yourself you really should get an accountant and bookkeeper.

And twenty years later, I can tell you definitively that a lot of guys who worked and worked constantly to do well in their careers for their early years routinely end up running for all they're worth on the hamster wheel of debt and credit, saddled with a wife who can barely stand them and couldn't run a family's finances to save her life.The incredibly stupid things I've heard some of some of my old acquaintances (and family members) doing in marriage sicken me.
