Sellers will understand that the most practical structure is to include the BAC in the sale price, and the ones that don’t will just have to deal with the consequences of their decision which will be a little more confusion in reviewing offers and potentially limiting the number of buyers able to offer on their property if they are rigid and don’t want to pay a buyers agent at all.

I wouldn't say that they should be a major factor, but the more deals one has done, the lower rates many lenders are willing to offer.

There are multiple ways in order to offer a seller financed deal enticing terms to get them to back off the rate.What if the financer is not the owner, How do you make the deal enticing for a non traditional lender in order to drop their rate.
