I think what bothers me the most is too many textures- you have a natural stone retaining wall, concrete stairs going to wooden stairs, wrought iron hand rails, wooden columns and vinyl siding.

You need to calculate all wall perimeters times height of the work that is just repainting you could not deduct doors and windows too, add prep work, probably just a % of all walls, add drywall texture also, another issue is your cabinets, they're not part of your $2/sf price but are priced based on complexity of what you want to do with it, I like it sanded and sprayed, so it costs more.

The differences in ceramic do not justify the price differences in my opinion, often the more expensive ceramics have travertine finishes, pock marks, for texture.

I was it many times pre 08... out of area buyer gets into rental sold by marketer in LA and actually got cash out at refi.. with the promise of 100 a month cash flow.. well expense's were always far more than pro forma  and the cash out at refi went to buy a Jet ski...
