These sellers are not motivated by distress, but if a seller does engage and declines to pay the commission, will the representation agreement suffice to secure compensation, or will we still need to execute the compensation disclosures?

We don't ask anyone to opt in, we just text.

If it's listed on the MLS there's motivation.

You do have time and motivation and muscle, but sometimes these turn into a lot more work than meets the eye. 

There’s several things I would recommend but here’s a quick summary:1) furniture does not add value to the appraisal value - a a financed buyer if buying your property at or above its appraisal value is going to have to pay out of pocket.2) it comes down to marketing, and I can go over that in much more length than I can here in text.  

Pro: Being an active agent helps you keep learning, gaining experience, and also staying motivated.

I have the financial resources, time, and motivation, but I lack experience in the Florida market.
